Exterior Inspections Starting in April 2024

Hello Arrowood Homeowners:

Sequoia Management will be starting exterior covenants inspections in April.  Attached are the Guidelines for Arrowood HOA.  Please pay particular attention to Section 3.8 through 3.11 regarding maintenance and landscaping standards.  We will be sending letters for violations noted and viewable from the sidewalk or front during our inspections.

Some of the most common violations we typically see are below:

  • Trash bin in view on non-collection day
  • Lawn needs mowing, edging, weeding.  No bare dirt areas allowed.
  • Remove dead tree/stump or dead shrubs (shrubs must be trimmed and well maintained)
  • Planting beds need weeding or cleaning
  • Trees or shrubs overgrown and growing into house, blocking walkways/sidewalks
  • Landscape border edging does not match throughout (cinder blocks not allowed)
  • Lawn Ornaments over 2’ not allowed, no bird baths, ponds/fountains in front
  • Dirty siding or foundation walls
  • Missing Shutters or shutters and front door colors do NOT match
  • Misc. Items being stored in front of house, driveway, porch (including mulch/soil bags)
  • Garage door color not approved (only white, off-white or almond allowed)
  • Storm door color not approved (must match door trim or front door color)
  • Front windows missing grids/mullions, damaged window screens
  • Excessive plastic planter pots in front and empty pots or pots with weeds are not allowed
  • Fading/peeling exterior paint on shutters, doors, and trim (including mailboxes)
  • Missing or faded address numbers (check guidelines for allowed styles)
  • Broken, warped, or missing fence boards, badly faded fence stain
  • Rotted/damaged wood trim on house or damaged siding
  • NO Window AC Units Allowed without ARC approval
  • Remove Temporary string lights or rope lights in front (holiday lights or garden lights)
  • Spot lights not permitted on front unless facing the house.
  • Removed unused Satellite Dishes and brackets etc. (no more than 2 and not allowed on fences/decks)
  • Furniture in front only allowed on porch. (folding chairs not permitted)
  • Playsets, recreation equipment only allowed in rear.  Sports nets not allowed in front when not in use

This list is not meant to be an all-inclusive list.  Other unlisted items may be in violation.  Please review the attached guidelines and remember that the exterior of the home must be properly maintained and kept in a neat and orderly condition.

ARC Application

Looking to make ANY exterior change(s) or even if it's for a simple refresh look of your property? You must Submit an ARC application to the HOA prior to commencing work for approval.

Online Accounting

Homeowners are able to register for their account and view their accounting history online, pay their dues online, and other features which are to be rolled out in the future. Online Accounting System

Trash pick up

1) Patriot Disposal Company - Trash Pickup Days will be Tuesdays & Fridays (Tuesday is recycle day)at this time "Yard Waste" will be picked up as trash. As of Oct 1, 2021 Yard waste will need to be seperated from trash, placed in compostable paper yard waste bags or a seperate personal contaner labled "Yard Waste". For More Information go to www.pwcgov.org/trashandrecycling Trash pickup will be postponed by one day if a holiday falls on a Tuesday or a Friday.

Speed Limit – 25

$200.00 Additional Speeding Fine has been approved by our community. The additional speed warning signs have been approved at both entrances to the community and have been posted.
